2，目前最直接就是买不起，其实新房的价格没有怎么跌，大家现在的收入没有增长所以买不起。

3，接盘侠没有了，现在新房的需求很少很少了。

4，目前改善的需求大家也不敢动，很多人都知道买进来就是负资产。

5，房地产公司不断的暴雷，烂尾楼把大家伤的太深，所以现在大家哪怕要买，只敢买现楼。认知非常好，真的千万不要买期房，风险太大了。

6，大家只买现楼，现在购买力不够，新房去化很差。原来一个楼盘可能一年就卖完了，现在基本上要3到5年。房地产开发商的资金持续性收紧，形成长尾效应，开发商的资金越用越少，扛不住就爆雷。

7，要是新房价格跌个10%，基本上绝大多数的民营开发商都会亏损。但是目前你新房不跌，没人买。

8，2021年是房地产最高峰的时刻，新房销售18.19万亿，二手房7万亿，合计25.19万亿。万科觉得新房市场还能保持在10～12万亿年销售额。

9，未来能保持新房6万亿年销售额都很牛了，加上二手房4万亿／年，合计10万亿。这意味着要萎缩60％市场，同时存量的房地产在快速的增加，目前存量房地产价值550万亿，越往后越难卖，变现越难。
