我们这个房价，是全球最高的，租售比基本上都低于2％。我们的租售比在全球都是最低的，这就意味着房价严重高估。
你这个房子，50年都收不回成本。
当然了，每个人都有执念，都想拥有自己的房子，毕竟住在自己的房子里面是很幸福的一件事。
1，你有全款的能力，我觉得你可以买，就是买来享受。
2，没全款能力的韭菜，至少七成首付要有。没有七成首付我劝你就算了，不要过度的追求。不然房贷会成为你一生的枷锁，吞噬你的人生。
3，我们的房子里面至少有30%是情绪价值，市场旺的时候，房东就敢喊加30%让你来买。市场差的时候，买房者喊七折。这是一个充满嘴价的市场。
4，为自己的决策负责，现在这些无良的中介，收佣金的房地产大V，都在鼓吹房地产，卖一套人家收入几万、几十万，人家当然要喊，人家为了挣钱，必须喊。你是买单的，你自己要想清楚，思考明白。
5，现在人口负增长已经加快，未来房子卖给谁？说实话长期看五折都没人要，我们都会看到这个时代。
6，我们现在的房价，基本上买进来就是负资产，特别是你有贷款的情况下，你用真金白银去买，你自己会体会到的，每个月的利息交到你心痛。

因为这些高层有岗位，他就想做事，一做事就增加管理的复杂度，而且做的绝大多数事情，对经营是没有帮助的，还会起到反作用。
最近马化腾不是痛斥腾讯的腐败，真正的腐败是绝大多数的高层造成的，就说版权这个例子，以前版权收个回扣一两亿是常事，互联网的高层腐败是非常严重的。
其实把阿里跟腾讯的高层，裁掉90%，企业的运行会更良好，经营绩效会更好。
我见过一家公司，裁掉了80%的高层，以前一年亏五六个亿，去年净利润12个亿。
因为公司突然发现，裁掉这些高层以后，企业的经营更快，执行力更强，更加高效，还少了很多腐败成本。

装逼的企业都倒的差不多了，总是想做大做强，盲目的去扩张，盲目的上杠杆。
看看恒大、苏宁、融创、乐视，等等等等，都是老板装逼，拼命的搞扩张，就是老板决策。根本没有战略规划，也不算账，到底挣不挣钱？全是老板拍脑袋规划，结果企业受不了就倒闭了，或者处于倒闭的边缘。
所以你们也别高看很多老板，都是时代的产物，在时代风口上，他挣到大钱了。
结果风停了，风换个方向吹，装逼大老板就摔在地上了。

五，上海实际已经横盘阴跌了，豪宅现在都要打七折才有人看，二手房普遍跌10％左右了。

7，其实我们的房子已经供过于求了，远远的供过于求了。从2015年到2022年7月，我们共计卖出了1亿2322万套住房，可以满足6亿人口居住。相当于将近一半的人口城镇化，这个数据你们自己看一看有多惊人。
8，2021年末，房地产开发贷款余额12.01万亿元，同比增长0.9%，增速比上年末低5.2个百分点。个人住房贷款余额38.32万亿元，同比增长11.3%，增速比上年末低3.3个百分点。
这个数据意味着我们个人住房贷款，每年利息都要付2万亿。
9，现在存量的商品房数量超过了两亿套，可以满足十亿城镇人口居住，不算农村自建房。我们的房地产总价值现在有520万亿（这个数据来自于泽平宏观数据）。
10，大家心心念念的深圳，房地产商手里的土地，还可以至少盖120万套房子，至少可以满足深圳十年的需求。各大城市情况都差不多，房地产商手上的土地都够盖十年的房子。
总结：房价还能保持的如此坚挺，已经算是非常牛了，现在房子这个价位能出手就是胜利，能落袋为安落就是胜利。不论从金融、人口、还有供给，房子已经确立了长期阴跌的趋势，这就是时代的趋势。

这几天又一个十几年前认识的朋友跟我求助，说能不能帮忙介绍一个工作？电话里很无助，几乎是用哀求的语气在求助。
朋友湖北的，一辈子老实巴交，只是做一个特定领域工程师，做了20几年，最近他们公司不景气，就被裁掉了。
这个老兄二十年以前就做金属技术员，为人老实实在，做了一辈子技术员。只会做这么一块专业，固然这一块他做的不错，但是其他领域几乎都不懂，也没想过学习，也没想过转向管理线。
这种知识结构老化，年纪也大了，说实话工作已经很难找了，就这样毫无准备的被推回了社会。
1，职场人一定要保持自己知识结构的更新，确保能够跟上时代。
2，尽可能有综合的技能，确保自己的竞争力。
3，千万不要浑浑噩噩混日子，不然越往后你的个人价值越低，最终被职场所淘汰。
4，保持知识更新方法就是沉下心去学学习，确保自己的知识结构在最新的状态。同时多出去看一看，多交流，掌握最新的行业趋势。
5，不要停留在原地，会让你的价值随着时间腿越来越贬值。人一定要有危机感，危机感会让你不断的前行，迫使你不停的进步。
我们普通人，你不保持知识的更新，呆在原地很容易被社会所淘汰。职场人知识也好，各种技能也好，一定要保持快速迭代更新。只有这样才能跟上时代，确保不被时代的浪潮所淘汰。
